Ililani is the newest proposed high rise condominium designed by Kenneth Kai Chang and developed by Kam Development LLC. Ililani will be located at 615 Keawe St on the corner of Keawe and Halekauwila and will be in the west portion of the Kakaako neighborhood. 

Ililani will be 42 stories (approximately 400FT tall) and will consist of 328 units. 165 units will go to affordable housing and the remaining 163 units will be sold as market units. There will also be commercial retail located on the ground floor of the building and a 9th Floor Amenity Deck. All units will have a lanai and feature 8'1'' ceilings throughout.

As of 1/23/2020, Ililani just announced the new price sheet of the 163 Market Priced 2-bedroom units. The prices are quite attractive for the Kakaako area and will priced between $655,000 to $904,500. The owner occupant and investor release will start next month with owner occupants having had to submit their affidavit.

Ililani Floor Plans

There will be 8 units per floor in Ililani and there are only 1 and 2 bedrooms. Shown on the floor plate, you will see the 1 bedrooms in blue and 2 bedrooms in yellow. The floor plans will have a general floor plan letter which may be followed by an "L" or a "U" which indicates either lower or upper. The floor plans differ slightly with the lower 2 bedroom floor plans as they do not have an extended kitchen island. Each unit will have 1 parking stall with a select few 2 bedrooms which would have a tandem stall. There will also be commercial retail down below on the ground level of Ililani.

Amenity Deck 

Ililani will feature numerous amenities for residents to enjoy. There will be a number of unique amenities such as a community garden, citrus grove, and relaxation area. There will be a shared work area/elounge along with a rentable multi-purpose room. The building will also be the first to have its own 10 car electric ride share fleet which owners may reserve via app. This is only for residents. There will also be a 3 car HUI ride share for the neighborhood down below. On the ground level there will be several commercial retail spots that will feature shops and restaurants. The building will also be pet friendly (2 pets up to 35 lbs).

Affordable Housing At A Glance

Ililani will be a little different from the most recent Affordable Housing Project (The Central Ala Moana). This time around buyers will not have a minimum income limit, meaning you simply need to be under the 140% area median income (AMI) limit which is shown on the graph below. Per HHFDC the area median income will be classified by family size and you may use the table below see which bracket you fall under. The important thing to remember is that you need to be under the 140% AMI range based on your household size. This will also be different from The Central in the sense that Ililani will be using 2019 income limits instead of 2018 income limits. ​There are other qualifications that buyers need to meet. Ililani Project Location

The Ililani condominium project in Kakaako has been proposed and is set to be located in Kakaako. It will be near Keauhou Place and Keola Lai and close to Mother Waldron Playground. The property consists of two lots; 615 Keawe and 690 Halekauwila street. The project will be approximately an acre of land. It will be right in between of Downtown Honolulu and Ward Village near the the Ala Moana Shopping Center. To see a larger picture of the Ililani area, click on the colored map.
