Ililani Affordable Housing - Unit Selection Announced

Ililani has finally announced that the Affordable Housing unit selection will take place between Saturday March 14 through Thursday March 19. Listed below are the Property Selection Numbers (PSN) based off of your application packet number.

Ililani Affordable Housing Lottery Results

Below is the lottery results from Ililani's Affordable Housing Lottery. To find your public drawing number, please search by your application number which was mailed to you from HHFDC. If you cannot find it, please contact your agent. If you got an acceptance letter from the State, you will be receiving a digital copy of the results as well.

Keep in mind this is not the order of which you will choose your unit. This list will be further sorted by each individual's AMI group and there is a chance that certain applications may be removed (due to HHFDC not approving the application as some were still under conditional approval). Stay tuned for the exact unit selection appointments and times coming up soon!

Ililani Market Unit Price Sheet

Ililani just announced today (9/6/2019) the launch of their 163 Market Priced 2-bedroom Units. The units will be priced between $700,500 to $900,500. The market units at Ililani will have higher end finishes and appliances in comparison to the affordable housing units but will remain the same in the sense of counter tops, cabinets, flooring, and carpet. Owner Occupant and Investor sales will be starting within the coming month. With owner occupant affidavits being due by October 5, 2019. If you are interested in the market units, be sure to register your interest down below.

566 Affordable Applications Received

Today marked the last day of affordable applications for Ililani's 165 affordable housing units. The day was packed and a grand total of 566 applications have been received, time-stamped, and sent to HHFDC for review. 

The State will now be reviewing all applications that have come in thus far and will be sending out Ililani Approval and Rejection letters to every single applicant. The approval letters will come out first and will be sent out as reviewed, then the rejection letters will go out. If you submitted your application early, you SHOULD be getting your letter earlier than if you submitted it on the last day. Keep a lookout and check your mailbox. If you submitted an application with us, we will be sure to keep you up to date and send a digital confirmation of your letter as well. 

Stay tuned for more details on the lottery for Ililani and the release of the Designated Ililani Power of Attorney form (which is currently being worked on with the developer and their attorneys).

Ililani Affordable Housing Restrictions Explained - Buyback & SAE

With the launch of 165 Affordable units, many people may be wondering if it's too good to be true. It actually isn't too complicated and it's a great deal to be able to buy an affordable unit in metro Oahu's most robust and exciting neighborhood Kakaako; that is if you are lucky enough to get through the lottery. In the event that you do get lucky there are two different restrictions for all HHFDC units and that is the Buyback and Shared Appreciation Equity (SAE). Ililani to use 2019 HHFDC Income Limits

Ililani in Kakaako will be using 2019 HHFDC Income Limits not 2018 income limits like The Central Ala Moana. As you can see from the income limits shown below, the area median income has gone up from the previous year. Meaning, that potential buyers have a better chance of qualifying. Now income limits is just one of many eligibility requirements. Be sure to register on the link below to be kept up to date and for me to give you a recap of the eligibility requirements.
